In Florida, less "sexy" towns like Lakeland, Deland, New Smyrna, and Apalachicola offer a degree of a walkability and certainly bike-ability while having relatively affordable SFH, though only Lakeland offered any semblance of industry, and all three of these towns lack "proper" grocery stores in their cores, in my opinion. In fact, one can find a pretty nice balanced existence in some of these semi-walkable (and certainly bike-able) smaller towns. The caveat, of course, is that genuine industry in some of those towns/cities will be hard to come by. They don't have to be large, or even all that expensive. I get you didn't ask for any of this, but thanks for coming to my Tokyo real estate seminar. All-in-all, you can expect around $900-1000/ft to buy and like $0.50/ft in upkeep just to live there in the fishbowl. Not a bad neighborhood, and it is nice to have a little bit of soil. Though we are going up a whole standard deviation in price, closer to $475k. Next step up would be something like this. Granted, with the work culture I found over there, you don't have too much time to mope over having little money to spend at the end of the day. You should also expect this apartment to be between 350-450sf. You're looking at around $1800 a month after taxes and utilities and so on. (that's about $415k) though the average man there makes around $55k. Most Japanese people around Tokyo live in neighborhoods like Nakano or similar, just these kinda nondescript places that probably have no trees, very gray.

Lots of these are very overpriced and have sat for a while, of course, and one has to consider that property tax isn't too bad there (1.7%), and the 35-year rate is still only 3% (1.65% for 21-year).

so one has to pay attention to specific firms for their specific listings, or else be actively working with a realtor.Īnyway, peruse this if you get a chance: The prices in central Tokyo are absolutely insane.

Unless I'm mistaken, they seem to lack an accessible MLS aggregator like America broadly has (Zillow, Realtor, Redfin, etc.). I'm subscribed to a few real estate mailings lists from my times over in Japan.
